Colliers Concludes 283K SF Lease for TJX in Northeast Philadelphia

-- State of the Art Build-to-Suit Facility Coming to 9801 Blue Grass Road --

Colliers is pleased to announce that Richard Gorodesky, SIOR has successfully concluded a build-to-suit lease for a new 282,800 SF specialized distribution facility on 21 acres at 9801 Blue Grass Road in Northeast Philadelphia. The transaction was facilitated on behalf of his client TJX, parent company of retailer TJ Maxx, Marshalls and Home Goods.

9801 Blue Grass is owned by DH Property Holdings with Bridge Development serving as developer for the project. The new facility will be a state-of-the-art, 53’ clear height, fully air-conditioned distribution facility with superior trailer parking.

The property at 9801 Blue Grass has a famous place in Philadelphia manufacturing history. Originally constructed in the 1950’s, it was owned by Horn & Hardarts and was the largest commercial bakery in the United States. It was built to produce its own line of baked good for sale it its chain of “automat” stores located in New York and Philadelphia, serving 500,000 customer per day at its peak in the 1950’s. The building was subsequently used by Hostess Bakery to produce its famous line of baked products including Twinkies. In its final years it was leased to a variety of local warehousing and distribution companies.

The site has immediate access to US Route 1 (The Roosevelt Boulevard) which is a connector to a strong regional road network that includes I-95 and I-76 (the PA Turnpike) offering excellent access to distribution within the city of Philadelphia as well as the greater mid-Atlantic region. 40% of the U.S. population can be reached within a day's drive of this strategic area; and is within an hour’s drive of the entire Philadelphia 11-County Metro area, with a population of 6.1 million people.
