RocaPoint Partners Releases Office Update, New Rendering

RocaPoint Partners recently selected Newmark Knight Frank (NKF) as the leasing agent for the office component at HALCYON, the $370 million mixed-use village in Forsyth County. HALCYON offers 225,000 square feet of Class-A, high-tech, loft office space within a cohesive mixed-use environment – a new product offering in the Forsyth County submarket.

NKF, a leading commercial real estate advisory firm, offers fully integrated landlord representation services designed to maximize asset value. With multiple office tenants in the pipeline at HALCYON,NKF is deploying comprehensive marketing strategies to lease HALCYON’s unique office space. The agency leasing team includes NKF’s executive managing director Tom Miller and managing director Justen Cimino.

HALCYON features a variety of creative office space, with flexible floorplates to fit midsize to large users’ needs. Reminiscent of industrial-style factories, the office space will feature painted and distressed brick on the exterior and a modern, clean interior. Open ceilings, floor-to-ceiling windows and technical finishes are among the space’s features. With various office buildings ranging from 24,000 square feet to an 8-story, 200,000-square-foot office mid-rise tower, there are space sizes for all users. According to Miller, initial demand for information has been very strong.

Beyond the creative loft office space, tenants are afforded amenities such as a variety of shaded outdoor workplaces throughout the Wi-Fi-enabled village; direct connections to the Big Creek Greenway through a new trailhead and extension; nearby access to Georgia 400; bike-sharing programs; 50 acres of greenspace; and a curated retail mix, featuring the only Market Hall in Forsyth County, diverse dining options and abundant patio and rooftop space. HALCYON is also Forsyth County’s first “gigabit community” and is a pets-encouraged development.

HALCYON is currently under construction and will open on March 23, 2019. RocaPoint Partners and New York-based The Georgetown Company make up the development team. Retail landlord representation is provided by JLL. HALCYON includes 480,000 square feet of office and retail space, a luxury dine-in movie theater, a Big Creek Greenway trailhead and extension, two hotels and 690 residential units.
