Bock Development Group Nears Completion of The Nest at 1324, Starts Leasing October 1

PHILADELPHIA--(BUSINESS WIRE)--Temple University students just got a new off-campus address to choose for their 2019 school-year housing: The Nest at 1324, scheduled to open June 2019, will start leasing this fall. Developed by luxury residential developer Bock Development Group, the 18-story, 234,000-square-foot student housing community is located at 1324 North Broad Street and will offer students sleek living at an affordable price and a five-minute walk from Temple University’s main campus.

After realizing that North Philadelphia has a dearth of new, high-end off-campus housing options for the swelling student population at Temple University, Bock Development Group’s Founder and President Tom Bock set to work to bring new apartments to bustling North Broad Street.

Designed by Cecil Baker + Partners, The Nest at 1324 is an all-glass, 192-unit apartment tower that can accommodate up to 528 students. Students can choose between studios, two-, and private and shared three-bedroom apartments. The first floor will have 1,500 square feet of retail, and the second floor will offer a bevy of amenities for students.

“For Temple University students, The Nest at 1324 could not be in a better location. It’s across the street from the new Temple Sports Complex, five minutes from classes on campus, steps away from public transportation, and within walking distance to The Liacouras Center,” said Tom Bock. “The amenities and furnishings are top-notch, and the design of the building is modern while complementing the surrounding historic architecture. For students and their parents that are looking for safe, secure, upscale, and convenient student housing, you really can’t get much better than The Nest at 1324.”

All units in the luxury student housing apartment tower will come fully furnished with its own washer and dryer, 65-inch TVs, Wi-Fi, and cable. Modern appliances in each unit include a dishwasher, garbage disposal, and refrigerator with icemaker. Residents use a secure key fob for entry to the building, elevators, their apartment, and bedrooms, ensuring privacy for all residents, even those with roommates. The Nest will have 24/7 security with camera monitoring.

The Nest at 1324 will also feature an amenity level on the second floor of the building that will offer everything a student needs to succeed. The amenity level will include four study lounges where students can collaborate on projects; a tech center for individual study; a state-of-the-art fitness center with ample machines for cardio and weightlifting; multiple lounges for socializing; two game lounges for entertainment; and a terrace with seating, a fireplace, and a beautiful view of the city skyline. The TV and game lounges will have a double-sided fireplace in the center of the room to divide the space. A landscaped garden will be situated along the entrance of The Nest with a courtyard offering outdoor seating that can be used by residents and customers of the first-floor retail space. The Nest will also offer interior, secure bike storage.

“Nestled between two historic brownstones, The Nest at 1324 pays homage to the storied past of North Broad while providing a community-minded living space ideal for the needs of today’s students,” said Cecil Baker of Cecil Baker + Partners. “Its striking contemporary exterior and outdoor social spaces bring a contagious vitality to the neighborhood.”

Leasing for the fall 2019 school year begins October 1, 2018. Pricing starts at $750/month. Interested residents can call 484-365-1324 or visit www.thenest1324.com for more information and to schedule a tour.
