FEM Real Estate’s Long-Awaited South Beach Project Set to Break Ground

Shore Luxury Condominiums Targeted for Spring 2018 Completion

Good things come to those who wait, and residents of Long Branch, N.J. have much to look forward to this summer. That’s because work on footings and foundations will begin shortly for South Beach at Long Branch, a 47-unit ultra-luxury condominium, with groundbreaking anticipated for August 2. The project, located at 350 Ocean Avenue in Long Branch, N.J. is a development ofFEM Real Estate LLC, based in Montville, N.J. The construction timeline targets a spring 2018 completion.

According to FEM Real Estate CEO and founder Mimi Feliciano, a custom-outfitted on-site sales center that reflects the upscale property’s waterfront location will soon open in anticipation of the start of construction. Her husband and business partner, FEM Real Estate co-founder Edwin Feliciano, will serve as the broker for the project along with The Pinnacle Companies Realty Group, a subsidiary of the Pinnacle Companies, a developer with over three decades of luxury residential development and marketing experience.

The property, inspired by high-end resort living, will consist of two eight-story buildings connected by a plaza level with an infinity pool and numerous other amenities, including substantial below grade parking.

“The residences will all offer ocean views with glass exterior walls and some will include three-sided panoramas from sunrise to sunset,” said Mimi Feliciano. Other features will include private elevator entrances, personal outdoor living areas with fireplaces, and a number of the ground-floor units will include private backyards and garden terraces. Plans include two-bedroom residences up to four bedrooms and an optional den that converts to an additional bedroom.

South Beach at Long Branch was initially granted Planning Board approval, and since then has undergone design changes and an additional township approval. “The changes were made to refine and develop the building floor plans to maximize usable space in the units as well as to provide for gracious living and a luxury lifestyle,” said Brian M. Stolar, president and CEO of The Pinnacle Companies.

“State approvals, including CAFRA, are already in place,” according to David Ulassin of Cornerstone Construction Services, LLC of Somerville, N.J., whose company has been serving as construction manager for the project. Ulassin said he has submitted the piling permit application to the city of Long Branch. “When it is approved, we will start construction and as the balance of the plans are completed, we will submit them and continue with construction until the project is complete."

In addition to Cornerstone Construction Services, the project team also includes Shore Point Architecture of Ocean Grove, N.J.

“Not only is the architecture of the towers striking but it’s high and dry with the average finished grade being 25 feet above sea level,” said developer Mimi Feliciano.

A major step in Long Branch’s ongoing redevelopment, South Beach at Long Branch will rise on 1.7 acres between Ocean Avenue and Ocean Blvd., at the southernmost point of the Beachfront South redevelopment area, and just two blocks from Pier Village.

In addition to its oceanfront location, South Beach at Long Branch is just minutes from Exit 105 of the Garden State Parkway, and is situated within walking distance from the New Jersey Transit train station, with access to New York-bound buses and approximately 10 miles from the ferry station.
