-- Colliers Brokers Warehouse Lease for Peter Thomas Roth Labs at 45 Mayhill --
Global commercial real estate services firm Colliers International Group Inc. (NASDAQ:CIGI, TSX:CIG) has orchestrated a 73,000-square-foot industrial lease for Peter Thomas Roth Labs, LLC at 45 Mayhill Street in Saddle Brook. The consumer products company will relocate its regional warehouse/distribution operation to the property from Carlstadt, N.J., in a significant expansion move.
Colliers’ John Donnelly, an industrial specialist based at the company’s New Jersey headquarters in Parsippany, represented Peter Thomas Roth Labs in negotiating the long-term lease. He also brokered the company’s previous, 18,000-square-foot, multi-year sublease commitment in Carlstadt. Jos. L. Muscarelle LLC’s affiliate, 45 Mayhill LLC, owns the property at 45 Mayhill.
Launched in 1993 and headquartered in New York City, Peter Thomas Roth Labs manufactures and distributes skin care products. Its lines currently include more than 200 products sold worldwide, with brands including Peter Thomas Roth Clinical Skin Care and the June Jacobs Spa Collection. The firm maintains a manufacturing facility in Moonachie, N.J. and a corporate office at 460 Park Avenue, Manhattan.
“Peter Thomas Roth Clinical Skin Care and the June Jacobs Spa Collection are experiencing exponential growth, thanks to the growing popularity of its products, both here and abroad, as well as its emerging online distribution channels,” Donnelly noted. “We looked for space throughout the greater New Jersey Meadowlands submarket. The property at 45 Mayhill offers both proximity to the company’s manufacturing operation and space to meet its evolving requirements. The building also has good bones – with high ceilings, upgraded sprinkler system and ample loading.”
Donnelly also credited flexibility by Jos. L. Muscarelle LLC in helping to secure the deal. “My client’s new landlord went out of its way to ensure a smooth and comfortable transition,” he said.
