RAL Development Services’ BROADRIDGE Project Launches at 1300 Fairmount Avenue

The 14-story mixed-use property will open in Spring 2021

RAL Development Services (RAL), a premier real estate development firm based in New York City, announced the launch of Broadridge, a transformative 14-story mixed-use project located at 1300 Fairmount Avenue in Philadelphia.

Broadridge will include 305,000 square feet of residential space distributed among 478 rental units that range from studio apartments to one-bedroom, two-bedroom, and three-bedroom apartments. The units start on the fourth floor, providing them with unobstructed views, including views of Center City Philadelphia and the Delaware River for a significant number of them. The project will also include a 292-space parking garage and 60,000 square feet of retail space, some of which has already been leased by international grocery store ALDI and Chesterbrook Academy. ALDI officially opened to the public earlier this week while Chesterbrook Academy will open in the near future.

Broadridge will be the tallest structure in the surrounding neighborhood and will benefit from a number of exceptional indoor and outdoor amenities. Outdoor amenities include two outdoor terraces (totaling almost 30,000 square feet) with swimming pool, grilling area, yoga lawn, dog run, and a sculpted event meadow. Among the interior amenities is a coworking space that will become especially useful as we transition to a post-COVID reality. Other indoor amenities include a grand-scaled, attended lobby, a lounge, a lavish fitness center with training rooms, a screening room, and a pet spa. Broadridge’s notable high design plays off Philadelphia’s rich history as a commercial and industrial hub and extends throughout all its amenities as well as thoughtful finishes and overall aesthetic.

Developed by RAL Development Services, Broadridge is ideally located feet away from the Fairmount SEPTA station and the historic Divine Lorraine building, at the intersection of the Spring Garden and North Broad neighborhoods, an area currently undergoing a major revitalization. Dubbed Philly’s New Viewpoint, the newly unveiled Broadridge brand and website embody the property’s unique location along two major thoroughfares north of Center City. The branding design was inspired by RAL’s creative development strategy for Broadridge, one that was consistent with the needs of the city and the local community.

RAL Development Services had previously announced the lease of 25,427 square feet of retail space for a much-needed grocery store on the first floor that will provide healthy and affordable groceries to the growing neighborhood. ALDI will serve as anchor to the building, featuring a new format with a 40% larger fresh food department. Spring Education Group has leased 12,588 square feet of commercial space where they plan to open a Chesterbrook Academy Preschool, providing high-caliber early childhood education to children of parents who live and work in and around the local neighborhood.

While The Shops at Broadridge will open soon, first move-ins at Broadridge will begin in March 2021. Residential leasing exclusively offered by Rent Philly – The Condo Shop team at KW Philadelphia. Retail leasing is managed by Metro Commercial.
