Cushman & Wakefield today announced it has brokered three leases totaling 100,000 square feet (sf) at One uCity, a 13-story, 400,000-sf speculative office, lab and retail building under construction at uCity Square, an 8-msf mixed-use community in Philadelphia’s University City neighborhood. uCity Square is being developed by Wexford Science + Technology in partnership with University City Science Center and Ventas.
Cushman & Wakefield’s Paul Garvey and Brian Young represented ownership in the full-floor transactions which included Integral Molecular, a research-driven biotechnology company, Exponent, Inc., a multi-disciplinary engineering and scientific consulting firm, and Century Therapeutics, a developer of next-generation allogenic cell therapies.

Designed by ZGF Architects, One uCity broke ground in December 2019 and is now scheduled for delivery in the 3rd quarter of 2022. The building design is a leading example of a flexible, robust, sustainable and healthy work environment and is well-positioned to respond to Covid-19. The development, at the intersection of 37th Street and Cuthbert Street, is the first speculative office project larger than 100,000 sf to break ground in Philadelphia in over a decade. When complete, it will feature 15-foot slab-to-slab heights, generous column spacing and stunning views of both Center City and Fairmount Park. Shared amenities include a café/restaurant, hospitality-inspired lobby, private outdoor terraces, shared locker room, and on-site bike and car parking.
“We have tremendous interest in the remaining space, which totals approximately 300,000 square feet, from parties that value the building’s adjacencies to the top tier talent and research hub that surrounds uCity Square,” said Young.
uCity Square is adjacent to world-class institutions such as The University of Pennsylvania, Drexel University, The University of Pennsylvania Health System, Children’s Hospital of Philadelphia and the Wharton School.
