Parkway Corp. Announces New Office Tower for Morgan Lewis

1/22/20

Parkway Corporation, a Philadelphia-based real estate developer, investor, and best-in-class parking operator, is pleased to announce the development of a spectacular new office tower, 2222 Market. The 19-story tower will be the first non-Comcast-related commercial office building in the city’s Central Business District in more than 20 years and will serve as the new office of Morgan, Lewis & Bockius LLP, a global law firm founded in Philadelphia in 1873.

2222 Market will provide 305,000 rentable square feet and was designed by architectural firm Gensler. Gensler’s Philadelphia office worked closely with Parkway and Morgan Lewis to partner on key aspects of the design and building specifications to customize the space, creating the law firm’s ideal real estate solution for attracting and retaining the finest legal talent in the region.

“It has been a fantastic experience collaborating on 2222 Market with Morgan Lewis, which, like Parkway, has strong roots here in Philadelphia,” said Robert Zuritsky, President and CEO of Parkway. “Additionally, we recognize this project would not have been made possible without the support of the neighborhood, CCRA, and City Council as represented by Councilman Kenyatta Johnson. Parkway is honored by the opportunity to continue to contribute to the city’s vibrant Central Business District.”

“As Morgan Lewis continues its focus on exceptional client service, we believe that 2222 Market, with its cutting-edge design and technology, will increase collaboration among our lawyers and staff as well as add to our operational efficiencies,” said Sarah E. Bouchard, Morgan Lewis’ Philadelphia office managing partner. “We look forward to welcoming our clients, our lawyers, and our professional staff to our new office in Philadelphia.”

2222 Market will feature 10-foot-high ceilings throughout with floor-to-ceiling glass, multiple outdoor terrace amenities, flexible workspace planning, a fitness center and a conference center. The building is also specifically designed to have an extraordinarily light carbon footprint and will be seeking LEED-CS Gold and Fitwell certifications.

Jones Lang LaSalle represented both sides of the transaction with Tenant Representatives including Managing Directors Tom Doughty, Pete Talman, and Tom Weitzel, and Mitchell Marcus, Managing Director serving as Landlord Representative. Bohler Engineering is leading civil design for the development and Studio Bryan Hanes has been awarded landscape design.
