Refrigerated warehouse space provider renews cold food storage industrial space lease

The New Jersey office of Avison Young announced it has arranged a 30,000-square-foot industrial lease renewal for Superior Cold Storage & Logistics, LLC at 1161 E Broad Street in Elizabeth NJ.

Superior Cold Storage, a growing, family-owned and operated refrigerated warehouse space provider for small and medium food services companies in New Jersey, agreed to renew its lease at the 1161 E Broad Street facility where it has been since opening the business in 2014. The facility is owned by Linden Realty.

An Avison Young team comprised of Ed English, Ron Ganter, Tom Giannone and Paul Errigo, all based in Avison Young’s Metropark office, represented the tenant in the negotiations. Jason Crimmons with Blau & Berg represented the property owner in the transaction.

English added, “With less than 750,000 square feet of existing cold storage space available that spans from Bergento Gloucester counties, mid-sized cold storage tenants need to be strategic in how they approach the markets and their landlords. With online food sales driving this market, and predicted to increase five-fold by 2022, landlords are doing their best to dictate terms to tenants. We were able to create leverage in the market and generate competitive renewal terms for our client that worked well for their landlord. Superior Cold Storage chose to work with us because our team does not represent landlords in the market, and we avoid the notorious conflict of interest in real estate brokerage.
