32 Acre Site at Fort Monmouth Now Available for Purchase

The Fort Monmouth Economic Revitalization Authority (FMERA) is pleased to announce that it will be accepting Offers to Purchase a 31± acre site. The Request for Offers to Purchase (RFOTP) was released September 27, 2019. The bidding period closed December 2, 2019

FMERA will be accepting offers to purchase from qualified individuals or entities interested in acquiring the property which consists of approximately 31± acres of land and several buildings. The site is located in the Tinton Falls section of the Fort and is slated for commercial development. Redevelopment of the property will be subject to the Fort Monmouth Reuse and Redevelopment Plan (the “Reuse Plan”), which operates as the master plan for Fort Monmouth, and FMERA’s land use regulations and design and development guidelines (N.J.A.C. 19:31C-3, the “Land Use Rules”), which serve as the zoning ordinance for the Fort.

This 31± acre site is located near the future campus of RWJ Barnabas Health, CommVault’s headquarters, and enjoys easy access to the Garden State Parkway. “This site is extremely well positioned to build on the momentum that has occurred to date,” said FMERA Deputy Executive Director Dave Nuse. “With RWJBH developing a health campus on the neighboring parcel and existing tech anchors like Commvault and AASKI nearby, this is a rare and exciting development opportunity in Monmouth County.”

Background

The redevelopment of Fort Monmouth is a multi-year reinvestment and repurposing of a former military installation that served as the US leader in satellite and telecom technology. The primary goal of the Reuse Plan is to repurpose and return the Fort to a vibrant environment, create jobs, and catalyze economic growth in each of the three host municipalities (Tinton Falls, Eatontown, and Oceanport) and the region. The Reuse Plan strives to balance development with the protection and enhancement of natural resources, while also creating an ecosystem complete with business, culture, and 21st-century living.

The Fort had five million square-feet of building area, 70 percent of which is targeted for demolition. New development completed as of today includes 1.16 million square-feet of commercial space and 116 residential units, along with civic and entertainment uses. Nineteen parcels have been sold and 24 parcels are currently under contract, in negotiation or in the development pipeline. Several additional RFOTPS will be released later this year including the McAfee Center, intended for technology and innovation uses, and the 400 Area, an approximately 80-acre parcel slated for a mixed-use, transit-oriented development.

FMERA is an independent state authority established to oversee the redevelopment of the site and the implementation of the Fort’s Reuse Plan, which envisions specific reinvestment that aligns with each community’s economic development goals.
