Stoel Rives congratulates its client, 620 S. 9TH STREET LLC, on the completion of the first of two phases of development of The Afton, a pair of condominium buildings being built in downtown Boise. 620 S. 9TH STREET LLC, is the developer entity, which is managed by HORMAECHEA DEVELOPMENT LLC, which is managed by Mike Hormaechea.

The Afton is located to take advantage of the growth in downtown Boise in the areas of employment, arts, entertainment, and recreational opportunities. Phase one includes 25 one, two and three bedroom homes, all of which include a private patio with great views of Boise’s striking downtown, and three dual-purpose live/work units that have retail/office space on the first level with a one bedroom home above on level two. Amenities in the building include an owner clubhouse, covered barbeque deck, and a large roof top garden that includes an outdoor fireplace, multiple seating areas, a 1,500 square foot lawn and a pet walking area.

The developer has started closing sales of the condominiums, with most of the units under contract and the first unit buyers moving in, and is developing plans for the second building.

Several attorneys worked on the Stoel Rives deal team. Quentin Knipe assisted the developer entity in buying the land from Boise's urban renewal agency, obtaining debt financing, and preparing the condominium documents (declaration, bylaws, etc.) and the unit sale contracts. Tami Boeck helped with the design and construction contracts and general risk management, and Kris Ormseth formed the developer entity and helped the developer navigate the securities laws while raising the necessary capital.
