CBRE Group, Inc. (CBRE) has brokered the sale of a BJ’s Wholesale Club located at 131 East Kings Highway in Maple Shade, New Jersey. Executive Vice President Brad Nathanson, on behalf of CBRE, represented the seller, SIN Ventures Maple Shade, LLC and procured the buyer, Apex Financial Advisors, Inc., in the transaction. The 109,841 square-foot free-standing property sold for a price tag of $15,600,000.
As one of the tenant’s first locations, BJ’s has been a tenant at this location since 1986. Maple Shade has always been one of the top sales locations within the chain given its proximity to Philadelphia by way of Route 38 and the affluent towns of Mount Laurel, Marlton, and Cherry Hill. In 2005 they completed a major interior remodel, which included the expansion of their liquor operations as well as an additional 5,609 square-feet for a BJ’s Tire Center.
Nathanson says, “There was a tremendous demand for the asset given BJ’s long tenure at this location coupled with their high volume sales and low rent. The property is well positioned at the signaled corner of Kings Highway and Lenola Road bordering Maple Shade Township and Morrestown, two of the wealthiest towns within southern New Jersey, with little to no wholesale club competition in the immediate area.”
